Zionsville, Indiana

About Zville.com

A reference to Zionsville neighborhoods and homes, built from public records and run by a Zionsville resident.

Why it exists

Indiana is a disclosure state: what a home sold for is filed with the county and is public record. The listing sites mostly show their own estimates, and those disagree with each other. This site puts the recorded prices next to the other things residents look up, such as HOA dues, school assignments, trash day, and what is proposed nearby, for each neighborhood and home.

Where the numbers come from

  • Sale prices: sales disclosures filed with Boone County and the Indiana Department of Local Government Finance, from 2008 on. Sales are checked weekly, and a sale can take a few weeks to appear after closing.
  • Assessed values and home details: the Boone County Assessor's annual files.
  • Parcel boundaries: IndianaMap, the state's GIS data.
  • Property tax bills: Indiana Gateway, from the county auditor's tax data.
  • School assignments: Zionsville Community Schools' attendance list and boundary map. Confirm with ZCS.
  • Development filings: the Town of Zionsville's Plan Commission, Board of Zoning Appeals, and Town Council.
  • Trash and recycling days: the Priority Waste service map.
  • Internet providers: the FCC National Broadband Map.
  • HOA details: association documents, management companies, and corrections from residents and boards.

Value estimates are labeled as estimates and are computed from those same records. The sun, UV, and soil pages name their sources on each page.

What it isn't

Zville.com is not a brokerage and doesn't list homes for sale. It is independent and not affiliated with the Town of Zionsville, Boone County, Zionsville Community Schools, or any builder or HOA management company. Property pages don't show owners' names.

Corrections

Public records have errors, and so can this site. If something is wrong or out of date, such as HOA dues, a manager, or a home's details, email [email protected] or use the contact page. Corrections from residents and HOA boards go in as they arrive.
