How these figures are built
Every figure is a recorded sale: the price filed on Indiana’s sales-disclosure form when the deed was recorded, from Boone County and state public records. We count sales of finished homes only; vacant lots, land closings, quitclaim deeds, and implausible recorded prices are filtered out. Recording lags a closing by roughly two to six weeks, so the newest month keeps filling in; sales are recorded through August 31, 2026. Price per square foot uses above-grade floor area and leaves out multi-parcel sales, homes on more than 3 acres and homes with no floor area on file (601 of the 664 sales qualify). The same-home index is the repeat-sales index on the appreciation page. Data refreshes weekly.
Why they differ from Redfin, Zillow and Realtor.com
The listing sites publish other measures: asking prices, modeled values for every home, or recent sales reported through the local MLS, each over its own period and its own boundary for Zionsville. An asking price is what a seller wants and a modeled value is an estimate; a recorded sale is what a buyer paid. These figures cover 12 months of recorded sales, so they move more slowly than monthly figures and rarely match a portal’s. Which addresses count as Zionsville depends on the map.
