In a Zionsville subdivision with an association, the dues pay for the shared ground: mowing and landscaping of common areas, the entrance signs and their surrounds, pond maintenance, liability insurance on common parcels, and the running costs of any shared amenities — a pool, a playground, courts. That is why the recorded range is so wide, from $50 a year where the association keeps up little more than an entrance to $4,416 where there is much more to maintain. How this is built — and how far to trust it
These figures are curated by hand from HOA documents, county recordings, and manager listings — there is no public feed of HOA dues, which is exactly why this table exists. Fees change when an association votes a new budget, and managers change more often than that, so there is no per-row “verified on” date to lean on: treat every figure as a reference, and confirm the current dues and contact with the HOA or its manager before you budget around them. Where our records contradict each other, the table shows a dash rather than either claim. Dues on file are annual totals, whatever the association’s billing schedule. The neighborhoods with no association on record are mostly the older plats and smaller additions.
