The Courtyards of Russell Oaks is an Epcon Communities development of single-story ranch homes with private courtyards, about two miles west of downtown Zionsville. Section 1 platted 35 home sites and three common areas on about 14.6 acres, 8.6 of them common ground. The builder's published pricing runs from the mid $500,000s to the upper $800,000s.
Construction began in 2024; the 2025 assessment roll shows 22 finished homes, with more under way. Twenty recorded closings from November 2024 through July 2025 ranged from $570,225 to $1,000,891. Amenities include a clubhouse with a fitness center, a pool, pickleball and bocce courts, a pond, and walking paths. There is a homeowners association, still under builder control on the 2025 roll. Water is Citizens Energy, sewer is Town of Zionsville, and electric is Boone County REMC.
Students are zoned for Trailside Elementary and Zionsville West Middle School on the district's housing-additions list. Trash pickup falls in the Friday A zone of the town's Priority Waste map, though the map predates the plat; confirm with Priority Waste.
