About Zionsville's neighborhoods
Zionsville's neighborhoods differ in price, number of homes, lot size, and shared amenities. Sale prices here are recorded sales: Indiana is a disclosure state, so what a home sold for is public record. Neighborhood prices count finished homes only, so lot sales in a neighborhood still being built don't pull its figures down.
Of the neighborhoods with enough recent sales to measure, most have a five-year median sale between $400,000 and $1 million. A smaller group is under $400,000, and about a dozen are above $1 million. Neighborhood cards lead with a fresher median, usually from the last three years, or with the average assessed value where sales are too few.
More than half of the neighborhoods have fewer than 50 homes. The four largest (Eagles Nest, Cobblestone Lakes, Holliday Farms, and Stonegate) have several hundred each. Average lot size runs from 0.05 acres to 6.5 acres, depending on the neighborhood.
Cobblestone Lakes has all five shared amenities on record: a pool, a playground, sports courts, ponds, and trails. Several others have four, including Eagles Nest, Austin Oaks, and Brookhaven.
